I am getting ready for Buyer Clients coming to town on Saturday and I just checked to see what’s happening right now in the Lewes Delaware real estate market. I searched for all single family homes that are Under Contract (Pending) with a Lewes address and found 44 single family homes are under contract. The Lewes postal address includes communities that are outside the town limits of Lewes. It includes new home communities like Harts Landing on Route 24 about 3 miles west of Route 1. Homes in established communities like Rolling Meadows, Pilottown Park and Sea-Wood, Nassau Grove and Mill Pond Acres are in the Lewes zip code 19958. But did you hear me – 44 single family homes in the 19958 zip code are under contract and proceeding to settlement! Does that sound like a bottom? I can hear the scraping sound and I seriously hope that my clients don’t wait until the interest rates have soared and the choice of great homes at reduced prices are gone.
Here is one of the homes still available for sale in Lewes. Overlooking the Lewes Harbor and Canalfront park, you can walk to all the restaurants and shops that make Lewes such a charming town.

I am a big fan of the Historic Lewes Farmers Market and this year’s season is about to open. To celebrate, we bought tickets to last evening’s festivities. It all began with cocktails at the Lewes Historical Society complex. It was a beautiful evening as you can see and we mingled with old and new friends. Each of us received a card with our Hosts’ name, address and directions. At homes all over town, groups of 10 – 12 each enjoyed a wonderful meal, prepared by some of Lewes’s best chefs – all donated by the Hosts. All of the money raised selling tickets will provide support to the volunteers that make this one of the best Farmers Markets around.

This roving photographer drove through some communities in and around Lewes, camera in hand, and look what I found! Signs of new homes being built where there was only dirt for months on end. The good news is I hear that they are building because of sales, not building to inventory like the days of old.
The builder and real estate agents that kept working and doing things right are here now and ready to rock and roll!
Remember, all real estate is local, very local.
